Selling your apartment in Mallorca shouldn't be a parade of curious onlookers
At SERMAN we turn your property into a desirable asset, not a museum on open day. Fewer viewings, better offers and completion at the notary's office.
The Bait Apartment Trap
What nobody tells you about selling in Mallorca
Not long ago, one of our agents got in touch with Miquel, the owner of a spectacular penthouse in Santa Catalina. He was worn out. His apartment had spent 6 months with a very well-known franchise, racking up 34 in-person viewings and zero offers.
Miquel thought the market was to blame. We knew it was something else.
When we analysed the other agency's strategy, we discovered what was really going on: they were using his penthouse (which was priced slightly high) as ‘bait’. They would take clients to Miquel's home first so that the price put them off, and then down to the apartment below – a cheaper one – to close the sale there. They were using his home to sell the neighbour's.
At SERMAN we rewrote the script. We withdrew the listing, our architect went in, we adjusted the valuation using technical data and we screened the buyers. The result: 3 viewings, 1 sale.
We don't want your home to be anyone's bait. We want it to take centre stage.
Why your home has been listed for months, and how we fix it
Anyone can upload photos to a portal. Selling an apartment in Mallorca at the best price takes engineering, not luck.
How we work
The Property-Tourist Filter
We are not tour guides. ‘Property tourism’ is the sport of the moment: people who view homes as a hobby or a daydream, but without the means to buy.
- What others do: They fill your diary with viewings to justify their fees.
- What SERMAN does: We use AI systems and financial pre-qualification. If they can't buy, they don't set foot in your home. We would rather hold one good viewing than twenty pointless ones.
The Technical Audit
The Architect goes in before the Photographer. Most sales fall through (or suffer aggressive price cuts) when the buyer discovers damp or an electrical fault before signing.
- The solution: An architect examines your property in detail before it goes on the market.
The benefit: When we sit down to negotiate, we do so with a technical report in hand. Nobody will be able to use ‘hidden defects’ as an excuse to push your price down. And as professionals, we like to know exactly what we are selling.
Legal Protection
Robust contracts: your peace of mind is not optional. Worried the buyer might pull out and leave you high and dry?
- We include Notarial Arbitration in the deposit (arras) contract. If a dispute arises over non-payment, it is settled swiftly by means of an enforceable award. No 3-year court cases. No uncertainty.
Are you an owner who wants to sell, or one waiting for a miracle?
Your property, examined
An architect inspects your property thoroughly before it goes on sale. That way, we go into the negotiation with a professional's technical report. This protects you against excuses such as ‘hidden defects’ that the other side might use to try to bring the price down. What's more, at SERMAN Properties we make sure we know exactly what we are selling, down to the last detail, so that we can set a fair price.
Nota simple and Energy Performance Certificate
We won't ask you to pay for the nota simple (Land Registry extract) or the Energy Performance Certificate: we take care of both the paperwork and the cost. We don't want to give you any headaches; our priority is your peace of mind and your trust.
Tax report
We prepare a personalised report so that you know exactly how much money (after tax) will end up in your pocket.
Professional photography
We hire a professional photographer, whatever the home.
Social Media Advertising
We invest every day in advertising your property on Facebook and Instagram.
Artificial Intelligence in our processes
No client interested in buying your property will slip through the net, not even at 11 o'clock on a Sunday night.
Weekly report
You will know what is happening with your sale every week, whether there are viewings or not.
Deposit with Notarial Arbitration
In the event of late payment or non-payment, the dispute is resolved quickly through an enforceable award, removing the need for lengthy court proceedings (such as 3-year court cases) and the uncertainty that comes with them.

Frequently asked questions
How long does it currently take to sell an apartment in Mallorca?
The average time varies, but a well-priced property shouldn't take more than 3 months. If yours has been on the market for longer, either the price or the strategy is at fault.
What taxes do I have to pay when selling my property?
Mainly the plusvalía (municipal capital gains tax) and tax on your capital gain under IRPF (Spanish personal income tax). Our team prepares a tax estimate before the price is set, so that you know exactly how much money will end up in your pocket, net.
Do I need the Energy Performance Certificate and the cédula (certificate of habitability) to get started?
Yes, both are required at the notary's office. But don't worry: if you don't have them, our technical team (architects) will arrange the Energy Performance Certificate for you to speed up the sale, and as for the cédula, we will review your situation so that we can help you with that formality too.
What does the technical inspection include?
200+ technical checkpoints. A Hausum architect detects hidden problems such as damp, cracks or electrical faults.
This way we can establish the true condition of the property. It is also the only approach that guarantees you will not face a lawsuit or claim from the buyer over hidden defects in the future.
